Hyderabad: Telangana’s registration revenue has risen sharply this financial year, even as property sales have slowed in several parts of the state. The Registration and Stamps (R&S) department earned ₹8,710 crore between April and October 19 of 2026-27. In the same period last year, it earned ₹7,217 crore.
The department has collected about ₹1,500 crore more than last year. Officials link the gain mainly to the revision of government land values, which took effect on June 5. The rise comes at a time when the state is dealing with fiscal pressures.
About 10 lakh documents covering agricultural and non-agricultural properties have been registered so far. In the same period of 2025, the figure was 9.94 lakh. Officials said the small increase came from a surge in April and May, when around 20,000 more documents were registered than a year earlier.
An R&S official said, “As the state govt had indicated there would be hike in properties registration values, more number of registrations took place in April and May. The numbers slightly fell from June between 2,000 and 5,000 registrations a month.” The official added that October is generally considered auspicious, but there has been no considerable jump in registrations yet. Officials said October and November are traditionally crucial months for property transactions, and they hope activity will improve in November.
Government sources said property transactions continue to show momentum in the core urban region (CURE), particularly in and around Hyderabad. Registrations of agricultural land have fallen significantly across rural areas. Real estate representatives and officials link the rural slowdown to rising land prices. Agricultural land in several districts now averages around ₹20 lakh per acre, which has affected demand.
Agricultural registrations fell from 3.58 lakh in 2025 to 3.37 lakh this year. Revenue from this segment still rose from ₹890 crore to ₹1,189 crore because of higher registration values. For non-agricultural properties, including housing plots, residential buildings and commercial buildings, registrations increased from 6.35 lakh to 6.63 lakh. Revenue from this segment rose from ₹6,326 crore to ₹7,549 crore.
The R&S department generated ₹15,280 crore in revenue in the last financial year, 2025-26. Collections this year, including revenue from stamp paper sales, are already nearing ₹9,900 crore. Officials said they are confident of meeting the department’s target of around ₹18,000 crore by March 2027.
