Hyderabad: The Hyderabad Metropolitan Development Authority (HMDA) has issued a fresh e-auction notification for the sale of premium land parcels, plotted layouts, and stray bits across several fast-growing locations in and around Hyderabad.
The auction includes a high-value land parcel at Hakeempet, residential layout plots at Mokila and Medipally, along with several strategically located stray bits in areas such as Narsingi, Gandipet, Chandanagar, Bowrampet, Peerzadiguda and Suraram.
According to the notification issued by the HMDA Estate Management Unit, the e-auctions will be conducted through the official MSTC online auction platform in multiple phases during June 2026.
Hakeempet Land Parcel Priced at ₹99 Crore Per Acre
The biggest highlight of the auction is a premium 8.24-acre land parcel located at:
- Survey No. 102/1, TS No.1/P & 3/P
- Block-J, Ward No.12
- Hakeempet Village, Shaikpet Mandal
The HMDA has fixed an upset price of ₹99 crore per acre for the land parcel, making it one of the highest-value government land auctions in Hyderabad this year.
The Earnest Money Deposit (EMD) for this parcel has been fixed at ₹5 crore.
Real estate experts say the Hakeempet-Shaikpet region continues to attract strong investor interest due to its proximity to:
- Jubilee Hills
- Financial District
- Gachibowli
- Outer Ring Road (ORR)
- IT corridor developments
100 Residential Plots Up for Auction in Mokila
The HMDA has also announced the sale of 100 residential plots in its Mokila Layout located in Shankerpally Mandal of Rangareddy district.
The plots range between:
- 300 sq. yards
- 500 sq. yards
The upset price has been fixed at:
₹50,000 per square yard
The Mokila region has emerged as one of Hyderabad’s hottest plotted development destinations due to rapid growth around:
- Kokapet
- Narsingi
- Financial District
- Neopolis
- Shankarpally growth corridor
Industry observers note that previous HMDA auctions in Mokila received overwhelming response from investors and end users, with some plots witnessing bids far above the base prices.
68 Plots in Medipally Layout Also Included
Another major component of the auction includes 68 residential plots in Medipally Layout located in Medchal-Malkajgiri district.
The plots range from:
- 231.66 sq. yards
- 643.22 sq. yards
The upset price for Medipally plots has been fixed at:
₹45,000 per square yard
Medipally and nearby eastern Hyderabad regions have witnessed rapid appreciation in land values due to expanding residential demand, metro connectivity, and growing infrastructure development around Uppal and the Warangal Highway corridor.
Several Stray Bits Across Hyderabad to be Auctioned
HMDA is also auctioning several stray land parcels located in high-demand urban growth zones.
The identified locations include:
- Chandanagar
- Bairagiguda (Gandipet)
- Narsingi
- Bowrampet
- Suraram
- Peerzadiguda
The upset prices for these stray bits range between:
- ₹30,000 per sq. yard
- ₹60,000 per sq. yard
Some of the larger stray bits include:
- 5,687 sq. yards at Narsingi
- 4,840 sq. yards at Suraram
- 2,420 sq. yards at Bairagiguda
Auction Schedule Announced
The HMDA has fixed separate auction schedules for different categories.
- Straybits: Registration closes on June 15, 2026
- Hakeempet Parcel: Registration closes on June 17, 2026
- Medipally Layout: Registration closes on June 22, 2026
- Mokila Layout: Registration closes on June 27, 2026
The registration fee has been fixed at ₹1,180 including GST.
