Hyderabad, October 2026: The Hyderabad Regional Ring Road (RRR) is moving forward on one half and waiting on the other. The northern section is heading back to tender, while the southern section’s alignment is still pending with the Centre.

North section: fresh tenders expected soon

Roads and Buildings Minister Komatireddy Venkat Reddy announced on October 9 that land acquisition for the 161.5-km northern section is complete. He said fresh tenders will be floated shortly. Two earlier rounds of tenders were cancelled because acquisition had not been finished.

The northern stretch links Sangareddy, Narsapur, Toopran, Gajwel, Jagdevpur, Bhongir and Choutuppal. The government aims to finish tendering within about two months and begin work once final clearances arrive.

South section: alignment still pending

The 201-km southern section has not moved as quickly. The Union Ministry of Road Transport and Highways has not yet decided on the alignment the state submitted, because the stretch has not been brought under any central scheme. The northern section is being built under Bharatmala Pariyojana, and Telangana has asked for the southern stretch to be included as well, so both halves can be built at the same time.

The proposed southern route is a six-lane greenfield expressway from Thangadpalli in Choutuppal mandal to Sangareddy. It passes through Future City and connects NH-65, 44, 163, 19 and 76. It covers 55 habitations across Sangareddy, Nagarkurnool, Rangareddy, Yadadri-Bhuvanagiri, Vikarabad, Mahbubnagar and Nalgonda districts, and needs around 2,010 hectares of land. Together, the two sections would make the RRR about 362.5 km long.

Compensation varies widely

Compensation awarded to landowners in the northern section has varied sharply by location, from about Rs 16 lakh per acre in remote areas to over Rs 1.27 crore per acre in high-value pockets.

Is your land on the RRR route?

Landowners and plot buyers along the corridor often struggle to find out whether a particular survey number falls within the RRR alignment. Telangana LandGrid lets users search by district, mandal and village to see which survey numbers lie along the proposed RRR route on a map.

Map-based tools give an indicative picture only. Before making any buying, selling or legal decision, confirm with the official notification and your local revenue office.
