The Telangana Stamps and Registration Department has issued new guidelines for revising the market value of immovable properties inside and outside the Hyderabad Outer Ring Road (ORR).
The decision comes after Chief Minister A. Revanth Reddy reviewed the functioning of the department on Wednesday. Following his instructions, the department immediately moved into action. Inspector General of Stamps & Registration, Rajiv Gandhi Hanmanth, directed district registrars on Thursday to conduct field studies and submit reports to facilitate the revision.
Areas Covered Under Revision
The revised market values will be implemented across the Greater Hyderabad Municipal Corporation (GHMC), Secunderabad Cantonment Board, 20 municipalities, and 7 municipal corporations.
Municipalities:
Dammaiguda, Dundigal, Ghatkesar, Gundlapochampally, Kompally, Medchal, Nagaram, Pocharam, Thumkunta, Adibatla, Jalpally, Manikonda, Narsingi, Pedda Amberpet, Shamshabad, Thukkuguda, Turkayamjal, Ameenpur, Bollaram, Tellapur.
Corporations:
Badangpet, Meerpet, Bandlaguda Jagir, Nizampet, Peerzadiguda, Boduppal, Jawaharnagar.
Guidelines for Revision
Properties located in residential colonies near main roads and commercial hubs will be considered under commercial value.
Residential areas mistakenly registered under commercial categories will be reviewed and corrected based on door numbers.
Newly merged villages in urban local bodies will have their property values revised according to ground realities.
Addressing Complaints & Increasing Revenue
There have been widespread complaints that the government market value of real estate is much lower than the open market price in several areas, while in some places it is disproportionately high.
Revenue Minister Ponguleti Srinivasa Reddy instructed officials to ensure that the actual prevailing values are reflected in the revised notification.
With this revision, the government expects to generate additional revenue of up to ₹2,000 crore, as nearly 60% of the department’s income comes from Sub-Registrar offices located in and around the ORR.
