A landmark real estate transaction has rewritten Hyderabad’s property market history as a prime land parcel in Raidurg was sold for an unprecedented ₹237 crore per acre. The mega e-auction conducted by Telangana State Industrial Infrastructure Corporation (TGIIC) attracted intense bidding from leading national developers, marking a new milestone for the city’s commercial real estate sector.

The record-breaking bid was secured for Plot No. 1A and 1/F, a premium 6.29-acre multi-use land parcel located in the rapidly expanding Raidurg corridor. The final transaction value reached nearly ₹1,490.73 crore, demonstrating the strong appetite among developers for strategically located properties in Telangana’s capital city. The plot’s multi-use designation makes it suitable for commercial, retail, and mixed-use development projects.

The winning bid came in at 70.5 percent higher than the reserve price of ₹139 crore per acre, reflecting the fierce competition among bidders. This represents a significant premium over the base price and indicates the high value developers place on prime locations in Hyderabad’s western corridor. The auction witnessed participation from several prominent real estate companies competing for the coveted land parcel.

The latest transaction surpassed TGIIC’s previous benchmark of ₹177 crore per acre set earlier in 2025 by approximately 34 percent. This rapid escalation in land values within a short period underscores the growing investor confidence in Hyderabad as a preferred destination for real estate investments. The Raidurg area has emerged as a key commercial hub due to its proximity to major IT corridors and excellent connectivity infrastructure.

The e-auction was conducted through the MSTC platform, ensuring a transparent and competitive digital bidding process that allowed multiple developers to participate remotely. JLL (Jones Lang LaSalle) served as the exclusive transaction advisor for the auction, providing market intelligence and facilitating the bidding process. The digital platform enabled real-time bidding and maintained complete transparency throughout the transaction.

The successful auction reflects the robust growth trajectory of Telangana’s real estate market and the state’s ability to attract significant private sector investments. The Raidurg corridor continues to witness strong demand from both commercial and residential developers, driven by its strategic location and ongoing infrastructure development. The transaction sets a new benchmark for future land deals in the city’s premium locations.
