Hyderabad Property Market Records 15% Growth in Villas and Plots Segment

The real estate market in Greater Hyderabad has recorded substantial growth in the villas and plots segment during the first half of 2026. Official data shows a 15% increase in property registrations in this category compared to the same period last year. A total of 13,196 properties were registered in the villas-plots segment during the first six months of 2026, up from 11,513 properties in the corresponding period of 2025.

Overall property registrations across all categories in Greater Hyderabad reached 97,674 units during the first six months of 2026. This represents a 6% increase from the 91,729 units registered in the same period of the previous year. The villas and plots segment has emerged as a preferred choice among property buyers in the city.

The registration data covering eight major zones in Greater Hyderabad reveals mixed trends across different areas. While Hyderabad City recorded 13,196 registrations with a 15% growth, the Charminar zone showed the highest growth rate at 36%, with registrations increasing from 5,283 in 2025 to 7,183 in 2026.

Several zones experienced a decline in property registrations during the same period. Bengaluru zone saw a 9% decline with 14,186 registrations compared to 15,628 in 2025. Mubarak Nampally and LB Nagar both recorded a 7% decline, with registrations falling to 24,112 and 9,352 respectively. The Puni zone experienced the steepest decline at 21%, dropping from 15,962 to 12,642 registrations.

The Amahdabad zone registered 7,541 properties, down 20% from 9,451 in the previous year. The Kolkata zone recorded 3,517 registrations, showing a 9% decline from 3,847 registrations in 2025. Real estate experts attribute the growth in villas and plots to changing lifestyle preferences and the desire for more spacious living arrangements.

Industry observers note that properties priced around Rs. 10,000 per square foot are seeing steady demand in the market. The data indicates that buyers are increasingly preferring independent properties over apartments, reflecting a shift in market dynamics. The 15% growth in the villas-plots segment demonstrates evolving buyer preferences toward independent housing options in the Greater Hyderabad real estate sector.
