The Hyderabad Metropolitan Development Authority (HMDA) has cancelled the auction of a 4.59-acre plot in Neopolis, Kokapet, after receiving only a single bid. The plot, located near the Financial District, was the 17th plot in the Neopolis Layout to be put up for auction. The authority had set a reserve price of ₹120 crore per acre for the property, but the poor response has forced officials to withdraw the sale.
The Neopolis Layout in Kokapet has previously witnessed robust demand, with 60 plots already auctioned in earlier rounds. In those previous auctions, plots in this prime location were sold at prices exceeding ₹100 crore per acre, reflecting strong investor interest in the area. The Financial District location has traditionally attracted significant attention from real estate investors and developers.
The cancellation of the auction represents a setback for HMDA, which relies on land auctions as a major revenue source. Real estate experts have attributed the lukewarm response to current market conditions and timing issues. Bidders and investors are reportedly adopting a wait-and-watch approach, seeking clearer market signals before committing to large-scale investments in premium plots.
