MSN Realty and Vajra acquire premium plots; average price up from Rs.73.23 crore in 2023
Hyderabad, November 24, 2025 – The Neopolis Phase 3 land auction has witnessed a dramatic 87% price increase, with two prime plots fetching approximately Rs.136-137 crore per acre, signaling continued strong demand for land in Hyderabad’s premium corridors.
Auction Results
MSN Realty acquired the lake-facing Plot No. 18, spanning 5.31 acres, at Rs.137.25 crore per acre.
Vajra grabbed Plot No. 17, measuring 4.69 acres, at Rs.136.25 crore per acre.
The average price stands at approximately Rs.136.77 crore per acre, representing an 87% jump from Rs.73.23 crore recorded in 2023. Notably, the highest price in 2023 was Rs.100.75 crore per acre, making this year’s auction a significant leap forward.
Market Expectations vs Reality
Despite the substantial price increase, industry insiders feel the lake-facing plot fell short of expectations, especially when compared to the Raidurg land sale at Rs.177 crore per acre last month, which set a new benchmark for Hyderabad’s real estate market.
Surprisingly, both lake-facing and non-lake-facing plots closed at almost similar prices, raising questions about premium pricing for superior locations.
Wednesday’s Auction: The Rs.150 Crore Mark?
Market observers believe Plot No. 19, scheduled for auction on Wednesday, could hit the Rs.150 crore mark, potentially giving the market the “magic figure” it needs to maintain momentum and meet expectations set by recent record-breaking sales.
Market Dynamics
The Neopolis area in Kokapet has emerged as one of Hyderabad’s most sought-after real estate destinations, benefiting from:
- Proximity to HITEC City and Financial District
- Excellent connectivity via Outer Ring Road
- Presence of major IT companies and corporate offices
- Premium residential developments
The 87% year-on-year increase reflects the continued strength of Hyderabad’s premium real estate market despite broader economic challenges.
HMDA’s Revenue Target
These auction results contribute to HMDA’s ambitious target of raising Rs.4,000-5,000 crore through the mega land auction announced earlier, featuring premium parcels in Neopolis, Golden Mile, and Moosapet.
With Wednesday’s auction still pending, all eyes are now on whether Plot No. 19 can breach the psychological Rs.150 crore per acre barrier and set a new benchmark for the Neopolis area.
