The Telangana Industrial Infrastructure Corporation (TGIIC) has generated ₹1,386 crore through an e-auction of a 5.25-acre multi-use land parcel at Raidurg on Friday, setting a new benchmark in Hyderabad’s real estate market.
The property, designated as Plot No. P1, commanded an unprecedented price of ₹264 crore per acre, marking the highest land value ever recorded in the city. The plot had been offered with a reserve price of ₹175 crore per acre, but fierce bidding drove the final price up by a substantial 50.9 per cent premium.
The land parcel is strategically positioned in the Raidurg Pan Maktha layout near Hyderabad Knowledge City and Durgam Cheruvu. The surrounding area features numerous IT parks housing multinational companies, luxury residential complexes, shopping malls, and benefits from Metro Rail connectivity.
This prime location offers significant advantages over other emerging corridors like Kokapet, primarily due to its immediate proximity to established commercial districts, entertainment zones, and well-developed transport networks. MSN Realty emerged as the successful bidder in the competitive auction process.
The auction was conducted through the MSTC e-Auction platform, with JLL serving as the exclusive transaction adviser to ensure transparency and enable competitive participation from leading national developers.
According to TGIIC, the outcome reflected intensifying competition among premier developers and the market’s increasingly bullish outlook on Hyderabad’s strategic corridors. The corporation stated that the auction result underscored Hyderabad’s emergence as one of India’s most dynamic real estate markets and Telangana’s approach to infrastructure-led growth.
TGIIC Says Auction Reflects Strong Investor Confidence
K. Shashanka, vice-chairman and managing director of TGIIC, said the successful outcome of the Plot P1 auction reflected the confidence and conviction of the developer community in Telangana’s future.
“What we are witnessing is not just strong pricing, but a clear endorsement of the state’s development philosophy — one rooted in transparency, infrastructure excellence, and creating genuine value for all stakeholders,” he said.
He added that the quality of participation and the competitive spirit displayed throughout the auction reflected a market that recognises Hyderabad’s transformation into a world-class business destination.
TGIIC officials also thanked Chief Minister A. Revanth Reddy and IT Minister D. Sridhar Babu, stating that their leadership had helped create a transparent and business-enabling environment.
Raidurg Land Prices Continue to Surge
The latest auction price of ₹264 crore per acre surpassed the previous record of ₹237 crore per acre achieved at Raidurg three months ago in May 2026.
The May 2026 record had itself exceeded the ₹177 crore per acre recorded in October 2025, highlighting the sharp increase in land values in Hyderabad’s established western commercial corridor.
According to TGIIC, the latest auction results further strengthen Hyderabad’s position among India’s premier investment destinations and reinforce Telangana’s position as a high-growth market for institutional real estate capital.
