The Telangana government has allotted 10 acres to the State Bank of India (SBI) at Mir Khanpet (Meerkhanpet), Kandukur mandal, in Rangareddy district for a proposed data centre. The site lies within Bharat Future City, south of Hyderabad, where several large data and technology projects are planned.
The allotment follows a land dispute involving nearly five acres in Raidurg. Under the arrangement, seven acres at Mir Khanpet have been provided to SBI in lieu of the disputed parcel, while the bank will purchase the remaining three acres. The government has not publicly specified the proposed data centre’s capacity, investment value or construction timeline.
Bharat Future City is planned as a roughly 30,000-acre greenfield smart city with net-zero goals. Its proposed zones include an AI City, Life Sciences Hub, EV Park, Health City, Education City and Young India Skills University. Officials have cited access to reliable power, the Outer Ring Road and Rajiv Gandhi International Airport as advantages for data and computing projects. The city’s master plan is expected to be presented at the Invest Telangana Global Summit in December 2026.
Other major projects announced in and around the area include an AWS data centre on 202 acres, with a stated investment of ₹60,000 crore. Its foundation stone was laid on July 15, 2026, and the first phase is targeted within 24 months. On September 5, the government signed an agreement with TCS HyperVault for a proposed 1 GW AI data centre campus on 264 acres, with an announced investment of ₹70,000 crore and about 7,000 jobs.
The wider project pipeline also includes a proposed 2 GW CtrlS AI data centre, a 170-acre hyperscale data centre park by Fortune Hospitality and a 100 MW AI-ready facility proposed by UPC Volt. The Fortune proposal carries an initial investment estimate of ₹60,000 crore, while UPC Volt’s proposal is linked to renewable energy and an estimated investment of about ₹5,000 crore. These are separate projects from SBI’s planned facility.
Road works include the 41.5-km Greenfield Radial Road-1. Its first 19.2-km stretch, from Raviryal to Meerkhanpet, is under construction at a stated cost of ₹4,621 crore; the planned road is 100 metres wide with six lanes and provision for a future metro or rail corridor. The Future City project has also faced farmer protests over land acquisition and political debate about its scale and execution.
