Singapore’s DP Architects to Design Telangana’s 765 sq km Future City Master Plan

Singapore-based DP Architects has been appointed to prepare the comprehensive master plan for the Future City Development Authority (FCDA) in Telangana. The renowned architectural firm is expected to deliver the master plan within a timeframe of 9 months, marking a significant milestone in the state’s ambitious urban development project. The FCDA encompasses a sprawling area of nearly 765 square kilometers, though the immediate development focus will concentrate on 30,000 acres of strategically identified land.

The development blueprint has earmarked approximately 13,000 acres for priority development across multiple specialized zones. The largest allocation includes a Life Sciences Hub spanning 4,000 acres, followed by a Residential Zone covering 2,477 acres to accommodate the growing population. An Electronics and Advanced Manufacturing Zone will occupy 2,177 acres, while an EV and Energy Park has been designated 1,976 acres to support the transition to sustainable transportation and clean energy solutions.

The master plan also incorporates several specialized development zones aimed at positioning Telangana as a technology and innovation hub. An AI City will be established on 403 acres, complemented by a Health City spanning 594 acres to create a comprehensive healthcare ecosystem. Infrastructure for the digital economy will be supported through a Data Centre Hub allocated 313 acres, while an Education and University Zone will occupy 255 acres to foster academic excellence and research capabilities.

Additional facilities planned within the FCDA include an Entertainment Zone, Furniture Park, and Sports Hub, designed to enhance the quality of life and recreational opportunities for residents. The strategic layout of the Future City has been organized into three distinct regions, each serving specific developmental purposes. The northern region will integrate with HMDA’s growth corridors, ensuring seamless connectivity with existing urban infrastructure and facilitating coordinated metropolitan expansion.

The central region of the FCDA encompasses the established Hyderabad Pharma City and existing industrial clusters, leveraging the area’s proven track record in pharmaceutical manufacturing and industrial operations. Meanwhile, the southern region remains largely rural in character and is designated for planned urban development in subsequent phases. The comprehensive approach aims to balance industrial growth, residential needs, and sustainable urban planning across the entire FCDA jurisdiction.
