Hyderabad: A new landmark is taking shape in the heart of Hyderabad’s IT corridor as the Brookfield–K Raheja Mall rises adjacent to Mindspace Business Park and opposite IKEA Hyderabad in HITECH City. The upcoming mixed-use development is expected to become one of the city’s largest lifestyle and entertainment destinations, catering to the rapidly growing workforce and residential communities in Madhapur, Raidurg and the Financial District.
The project is being developed through a collaboration between Brookfield Properties and K Raheja Corp, combining premium retail, entertainment, dining and commercial office space within one integrated development. Its strategic location at one of Hyderabad’s busiest commercial junctions is expected to make it a major attraction for shoppers, office-goers and tourists alike.
Prime Location in Hyderabad’s IT Hub
The mall is being constructed along the HITECH City Main Road, directly opposite IKEA and beside the sprawling Mindspace campus, one of Hyderabad’s largest IT parks. The location provides direct access to thousands of professionals working in companies such as Google, Microsoft, Deloitte, Accenture, Qualcomm, Amazon, TCS, Infosys, Cognizant and several multinational firms located across Madhapur and Raidurg.
With excellent road connectivity and proximity to the Hyderabad Metro, the project is expected to emerge as a key retail destination for residents of Gachibowli, Kondapur, Jubilee Hills, Banjara Hills, Kokapet and surrounding areas.
Integrated Retail, Entertainment and Office Development
Unlike a conventional shopping mall, the Brookfield–K Raheja development is planned as a mixed-use destination. In addition to premium retail outlets, the project is expected to feature:

The mall forms part of the broader expansion of the Mindspace Madhapur campus, which spans approximately 48 acres. The business park already offers nearly 5.9 million square feet of office space, with additional buildings currently under construction, making it one of India’s largest commercial office destinations.
The retail development is expected to complement the growing office ecosystem by providing shopping, dining and entertainment options within walking distance for tens of thousands of employees working in the area.
Expected to Ease Demand for Premium Retail
Hyderabad has witnessed rapid growth in premium retail over the past decade, with destinations such as Sarath City Capital Mall, Inorbit Mall, Nexus Hyderabad, Lulu Mall and IKEA attracting large crowds. However, the HITECH City–Raidurg corridor continues to experience strong demand for additional organised retail and entertainment spaces due to the concentration of IT offices and high-end residential developments.
The upcoming Brookfield–K Raheja Mall is expected to fill this gap by offering a modern retail experience in one of the city’s busiest commercial districts.
Traffic and Infrastructure Challenges
While the project has generated considerable excitement, it has also sparked discussions about traffic management around the already busy IKEA Junction. The area experiences heavy traffic during peak office hours, and urban planners expect that additional infrastructure improvements and enhanced public transport connectivity will play an important role once the mall becomes operational. Community discussions have also highlighted the need for improved Metro connectivity and traffic management measures as development continues in the corridor.
