Hyderabad: The proposed Hyderabad Metro Rail Phase-II Corridor-6 between Mahatma Gandhi Bus Station (MGBS) and Chandrayangutta has received a major legal boost, with the Telangana High Court lifting the interim stay that had affected the land acquisition process for the project.
The court has allowed the authorities to proceed with land acquisition in accordance with the law and applicable rules. However, other issues raised in the case will remain subject to the final judgment.
Land Acquisition Can Move Forward
The case was filed by Mohammed Abdul Rauf of Miralam Mandi, Hyderabad, and others, who challenged the land acquisition proceedings and sought cancellation of orders issued without adequately considering their objections.
An interim order had previously been issued in connection with the properties of the petitioners, temporarily affecting the acquisition process. The Telangana government subsequently approached the High Court through an interim application (IA), seeking removal of the restrictions.
After hearing the government’s submissions, the court lifted the interim stay, allowing the authorities to continue the acquisition process while following the prescribed legal procedures.
Road Widening Linked to Metro Corridor
During the hearing, the government explained that the existing road width in the affected stretch is around 60 feet. According to the submissions, land acquisition is also connected with the proposed widening of the road to around 100 feet in accordance with the HMDA Master Plan.
Authorities have reportedly used modern surveying technologies, including drone and LiDAR surveys, to assess properties and determine the land required for the metro corridor and associated infrastructure.
The government also pointed out that existing structures are not uniformly positioned along the road. As a result, the land required for acquisition may not be identical on both sides of the road.
Compensation and Rehabilitation Benefits
Another important aspect discussed before the court was the compensation proposed for affected properties. The government informed the court that while an earlier market value of around Rs. 30,989 per square yard had been determined by the authorities, the compensation under the proposed acceptance award would be significantly higher.
According to the submissions recorded in the proceedings, affected landowners could receive compensation at around Rs. 81,000 per square yard, along with applicable rehabilitation and resettlement benefits.

- Rs. 12.04 lakh – proposed benefit for a displaced family.
- Rs. 6 lakh – rehabilitation and resettlement cash benefit cited for affected families losing business or rental income.
The exact compensation and benefits applicable to individual properties will depend on the relevant acquisition proceedings and eligibility under the applicable rules.
High Court Stresses Technical Assessment of Alignment
The High Court also emphasised the importance of a comprehensive survey and assessment by technical experts while finalising the alignment. The authorities will have to examine the ground situation and determine the alignment in accordance with the applicable legal and technical requirements.
The court indicated that judicial intervention would arise if the alignment decision was found to be arbitrary, mala fide or contrary to law or constitutional provisions.
What the Order Means for MGBS–Chandrayangutta Metro
The lifting of the interim stay removes a significant legal hurdle for the land acquisition process associated with the MGBS–Chandrayangutta Metro corridor. The government can now proceed with acquisition while addressing the claims and objections of affected property owners as required under law.
However, the order does not mean that all legal issues surrounding the land acquisition have been finally settled. The remaining issues will continue to be considered as part of the proceedings, and the final outcome will be subject to the court’s judgment.
The development is nevertheless an important step for the proposed metro corridor, which is intended to strengthen public transport connectivity across the southern parts of Hyderabad. Progress on land acquisition and related infrastructure works will be closely watched by residents and property owners along the proposed route.
