Hyderabad: With preliminary surveys already underway in several parts of Ranga Reddy district and the Telangana Cabinet approving revised alignments for three proposed Bullet Train corridors, thousands of landowners are now asking the same question: How will land acquisition take place in Telangana?
While the final alignments are yet to be approved by the National High Speed Rail Corporation Limited (NHSRCL), survey teams have already begun marking tentative routes in villages around Hyderabad. Based on the experience of India’s first Bullet Train project between Mumbai and Ahmedabad, most of Telangana’s proposed high-speed rail network is expected to be built on elevated viaducts, reducing land acquisition and minimizing disruption to existing villages and agricultural lands.
Which Villages Have Already Seen Survey Activity?
During the past few weeks, railway survey teams have been carrying out preliminary alignment surveys in several villages around Hyderabad.
Field markings have reportedly been observed in and around:
- Moinabad
- Amdapur
- Surangal
- Kethireddypally
- Shamshabad
- Chaudhariguda
- Sultanpally
- K.B. Doddi
- Amanagallu
- Mokila
- Khanapur
Officials have clarified that these survey markings are only for route identification and engineering studies. They do not mean that land has already been acquired. Final alignments can still change after technical studies, environmental clearances and approval of the Detailed Project Report (DPR).
How Much Land Will Actually Be Acquired?
One of the biggest misconceptions among landowners is that Bullet Train corridors require hundreds of metres of land on either side of the track.
The experience of the Mumbai–Ahmedabad High-Speed Rail (MAHSR) project suggests otherwise.
Unlike conventional railway lines, Bullet Trains are designed to run almost entirely on elevated concrete viaducts. Only the land required for:
- viaduct pillars,
- stations,
- depots,
- maintenance facilities,
- approach roads,
- and tunnel portals
is permanently acquired.
Between stations, the corridor generally occupies only the width required for the elevated structure and maintenance access. Large-scale acquisition extending hundreds of feet on both sides is not part of the standard design of the Mumbai–Ahmedabad project.
Will There Be a Buffer Zone?
Many residents are concerned about whether construction of a Bullet Train line creates a permanent “buffer zone” preventing nearby development.
At present, no official notification has been issued for the Telangana corridors specifying any fixed buffer zone on either side of the proposed alignment.
In the Mumbai–Ahmedabad project, land acquisition has primarily been limited to the land required for construction and operation of the railway infrastructure itself. Normal development has continued in surrounding areas subject to applicable railway safety regulations.
Tunnels Only Where Necessary
Although most of the proposed Telangana network is expected to be elevated, certain difficult terrain will require tunnels.
The revised plans approved by the Telangana Government include a proposed 4.6-kilometre tunnel near Vikarabad, while engineering studies are also evaluating terrain around the Ananthagiri Hills. Such tunnels help maintain the straight alignment and high operating speeds required for Bullet Trains.
Three Corridors Planned from Hyderabad
The Union Budget 2026-27 announced three high-speed rail corridors centred on Hyderabad:
- Hyderabad – Pune – Mumbai
- Hyderabad – Bengaluru
- Hyderabad – Chennai
Together, these corridors are expected to cover approximately 2,028 km, of which around 512 km will lie within Telangana.
Bullet Train Hub Planned at Shamshabad
The Telangana Government has already approved land near Bahadurguda, Shamshabad for a common high-speed rail hub that will serve all three corridors.
The hub is expected to include:
- Main Bullet Train station
- Rolling stock depot
- Maintenance workshop
- Operations Control Centre
The State Cabinet has approved allocation of around 400 acres for the facility, although earlier planning documents had identified a larger area during initial studies.
Current DPR Status
The proposed corridors are currently at different stages of planning.
- The Hyderabad–Pune–Mumbai corridor’s Detailed Project Report (DPR) has been completed and is under review.
- The Hyderabad–Bengaluru and Hyderabad–Chennai corridors are still undergoing alignment refinement and DPR preparation before final approval by the Central Government.
Only after DPR approval will the exact centreline, station locations and land acquisition boundaries be finalized.
How Mumbai–Ahmedabad Land Acquisition Was Completed
India’s first Bullet Train project between Mumbai and Ahmedabad provides a useful example of how acquisition may proceed in Telangana.
The 508-km corridor required acquisition of approximately 1,389.5 hectares of land. According to the Ministry of Railways, 100% of the required land has now been acquired, enabling large-scale construction of viaducts, bridges, stations and tunnels. The project includes:
- 508 km total length
- More than 300 km of completed viaduct construction
- Multiple river bridges
- A long underground section approaching Mumbai
- 12 Bullet Train stations
The experience has shown that although land acquisition initially caused delays—particularly in Maharashtra—the project accelerated significantly once acquisition was completed.
When Will Construction Begin?
There is currently no official construction start date for the Telangana Bullet Train corridors.
Based on current planning, officials expect the next stages to include:
- Completion of DPRs.
- Approval by the Railway Board and Central Government.
- Final route notification.
- Land acquisition.
- Environmental and statutory clearances.
- Tendering and contractor appointment.
- Construction.
Infrastructure experts believe that if approvals proceed on schedule, construction could begin after the DPR and statutory approvals are completed. However, the exact timeline will depend on land acquisition, funding arrangements and central approvals.
What Landowners Should Do
For now, residents of villages where survey markings have appeared should understand that the current activity is only part of the engineering survey process. Landowners are advised not to rely on rumours regarding corridor width, buffer zones or acquisition until official notifications are issued by the Revenue Department or NHSRCL.
Once the final alignment is approved, the government will publish detailed acquisition notifications specifying the exact survey numbers, affected land parcels and compensation process in accordance with applicable land acquisition laws.
