The Hyderabad Metropolitan Development Authority (HMDA) has uploaded a new high-resolution map of the Regional Ring Road (RRR), including the latest RRR South Alignment that was recently approved by the State Cabinet. Officials confirmed that on the southern side, the alignment has been widened slightly to accommodate future traffic and development needs.
Major Intersections Along the RRR
The updated alignment passes through several key highways and roads, providing better connectivity across the region:
- Choutuppal (Vijayawada Highway)
- Kurmedu (Sagar Highway)
- Amangal (Srisailam Highway)
- Balanagar (Bangalore Highway)
- Lalpahad (Parigi Road)
- Manneguda (Vikarabad Road)
- Nawabpet (Shankarpally–Vikarabad Road)
- Devarampally (Mominpet Road)
- Girmapur (Mumbai Highway)
Impact on Real Estate Development
Experts believe that the real estate boom will be stronger outside the RRR than inside. According to urban planning analysts, areas inside the RRR are expected to be merged with HMDA limits, which would mean stricter development regulations and loss of certain agricultural tax benefits that currently exist. This could make land purchases and development costlier inside the ring.
On the other hand, areas just outside the RRR are expected to attract massive investment in residential layouts, commercial hubs, and logistics parks. With improved connectivity to major highways, developers predict that land values outside the RRR will rise significantly in the coming years.
