The Hyderabad Metropolitan Development Authority (HMDA) is preparing to auction 70 acres of land near Kokapet Neopolis next month. The notification for the auction is expected to be released in the second week of January.
This upcoming auction follows the successful sale of 29 acres in Kokapet last month, which generated a record-breaking ₹3,862.8 crore. The highest bid in that auction reached ₹151 crore per acre, demonstrating the strong market demand for land in this premium location.
The 70 acres set for auction were originally leased to 11 IT Special Economic Zone (SEZ) firms. However, these companies never developed the land as intended. With the lease agreements now ending, HMDA has decided to reclaim the land and offer it through a fresh auction process.
Real estate experts attribute the sustained demand for Kokapet land to several key factors. The area offers clear land titles with zero litigation, which provides buyers with legal certainty. Additionally, the region benefits from top-tier infrastructure and excellent connectivity.
The location’s strategic advantages include proximity to the Financial District, major IT hubs, the Outer Ring Road (ORR), and the Rajiv Gandhi International Airport. These features make the area highly attractive for both commercial and residential development projects.
The previous auction in December saw intense bidding from major real estate developers and investors, reflecting confidence in the area’s growth potential. The success of that sale has set a benchmark for land prices in the western corridor of Hyderabad.
HMDA officials are expected to release detailed terms and conditions for the upcoming auction along with the official notification in January. The auction will likely follow a transparent bidding process similar to the previous sale.
The reclaimed land from the IT SEZ firms represents a significant opportunity for the development authority to maximize revenue while ensuring proper utilization of prime real estate in one of Hyderabad’s fastest-growing areas.
