Netflix Expands Operations in Hyderabad with New 40,000 Sq Ft Office Space

Global streaming giant Netflix has significantly expanded its presence in India by leasing a large office space in Hyderabad. The company, through its subsidiary Line Gatos Advanced Imaging and Visual Effects India LLP, has secured 41,435 square feet of office space at a monthly rent of ₹39.36 lakh for a period of five years, according to documents accessed by property research firm Propstack.

The new office is located in the Atria Block of International Tech Park Hyderabad (ITPH) in Madhapur, a prominent technology hub in the city. The property is owned by VITP Private Limited, and the lease agreement was structured at ₹95 per square foot per month. The lease officially commenced on August 1, 2025, with the actual rent payments beginning in October 2025.

As part of the lease agreement, Netflix has paid a substantial security deposit of ₹2.36 crore. The office space spans two floors and includes provisions for vehicle parking. The company will pay an additional ₹1.43 lakh per month for 41 car parking slots and ₹74,400 monthly for 124 two-wheeler parking slots. The rental amount is set to increase by 5% annually throughout the lease period.

The lease agreement includes a three-year lock-in period, which is standard practice for commercial office transactions. The International Tech Park Hyderabad is currently held under CapitaLand India Trust, a well-known real estate investment trust that manages premium commercial properties across India.

This expansion comes shortly after Netflix launched its global production and innovation studio, Eyeline Studio, in Hyderabad on March 12. The Hyderabad facility represents the fifth global location for Eyeline, joining existing studios in Los Angeles, Vancouver, Seoul, and London. The studio is designed to be fully integrated into Eyeline’s global network and will contribute to high-end visual storytelling projects worldwide.

The Telangana government has been actively promoting Hyderabad as a global hub for animation, visual effects, gaming, comics, and audio-visual production. The state government has plans to develop a dedicated IMAGE Tower to support the growing AVGC sector, which aligns with Netflix’s expansion strategy in the region.

This marks Netflix’s second major office expansion in India. In 2023, the company renewed its lease for two office units at Godrej BKC in Mumbai’s Bandra Kurla Complex at a monthly rental of ₹4.28 crore. That agreement covered 1.37 lakh square feet of space with a rental rate of ₹313 per square foot and a security deposit of ₹34.3 crore.

The Hyderabad commercial real estate market has witnessed significant activity from major technology companies. In January, Facebook India Online Services Pvt Ltd, Meta’s Indian arm, leased nearly 69,702 square feet of office space in Hitec City for a five-year term at a monthly rent of approximately ₹67 lakh. The lease was signed with Mahanga Commercial Properties Pvt Ltd for space in the Skyview 20 building at The Skyview complex.
