Raidurg Land Auction Breaks Records Again — Hyderabad’s Real Estate Boom Pushes Prices to ₹3.4 Lakh per Sq. Yard

Hyderabad, November 11, 2025 — The Hyderabad real estate market continues to reach new heights, as the latest Raidurg land auction conducted by the Telangana State Industrial Infrastructure Corporation (TSIIC) fetched an impressive ₹160 crore from just two plots measuring 0.97 acres (4,700 sq yards).

The auction, held on Monday, witnessed record-breaking bids, with the price per square yard touching ₹3.4 lakh — a fourfold increase compared to ₹88,000 per sq yard when land in the same area was auctioned in 2017.

The upset price (base value) for this auction was set at ₹3.10 lakh per sq yard, but competitive bidding quickly pushed the final price to ₹3.40 lakh per sq yard. Despite being marginally lower than the record-breaking ₹177 crore per acre achieved in Raidurg’s October auction, officials described this as another strong indicator of Hyderabad’s resilient and high-performing property market.

TSIIC’s Remark

Calling it a “tremendous success,” TSIIC Vice Chairman and Managing Director K. Shashanka said,

“Developers are strategically investing at a premium to secure prime inventory in Hyderabad’s most elastic and high-return business corridor. This auction reaffirms Hyderabad’s position as a top-tier investment destination.”

The two auctioned parcels were located near Panmaktha (Knowledge City). One plot fetched ₹141.5 crore per acre, while the other averaged ₹164.5 crore per acre. Officials noted that the difference in valuation was due to the plots being disjointed and separated by rocky terrain.

Hyderabad’s Property Momentum

Experts highlight that the auction underscores Hyderabad’s strong economic fundamentals, limited premium land supply, and continued investor confidence. With projects expanding around Raidurg, Kokapet, and Neopolis, this growth corridor is quickly becoming the financial and technology nucleus of Telangana.

The TSIIC added that the revenue generated will further contribute to infrastructure development and industrial expansion, fueling the next phase of Telangana’s urban growth story.
