Hyderabad IT Corridor Rents Surge Sharply as Demand Outpaces Housing Supply

Hyderabad: Rental prices across Hyderabad’s prime IT corridor have witnessed a significant increase over the past few years, putting pressure on employees, young professionals and families seeking accommodation near major employment hubs. Areas such as Madhapur, Hitec City, Gachibowli and Kondapur have recorded steep rental growth as the city’s technology sector continues to expand and more companies push employees back to offices.

According to recent market trends, monthly rents for a standard 2BHK apartment have increased considerably across most IT-dominated localities. In Madhapur, rents that previously ranged between ₹20,000 and ₹32,000 are now touching ₹22,000 to ₹38,000. Hitec City has seen even steeper growth, with rents rising from ₹22,000–₹35,000 to as high as ₹28,000–₹42,000. Similar increases have been observed in Gachibowli and Kondapur.

Large technology firms, Global Capability Centres (GCCs), multinational corporations and startups continue to expand their presence in Hyderabad, generating thousands of new jobs annually. This steady influx of professionals has intensified competition for housing in areas close to the Financial District, Hitec City and Gachibowli.

Young Professionals Opting for Shared Accommodation

With rents rising faster than salaries in some segments, many young professionals are increasingly opting for shared apartments, co-living spaces and roommate arrangements to reduce monthly housing expenses. Brokers and property consultants report growing demand for shared accommodation, particularly among fresh graduates and early-career employees.

Longer Commutes Becoming Common

The rising cost of living near major employment hubs has forced many workers to relocate to peripheral areas. As a result, daily travel times have increased significantly, with some employees reportedly spending between one and one-and-a-half hours commuting each way to their offices.

Traffic congestion along major routes connecting residential suburbs to the IT corridor has also become a growing concern for commuters.

Migration to Hyderabad Continues

Hyderabad remains one of India’s fastest-growing technology destinations, attracting professionals from across Telangana, Andhra Pradesh, Karnataka, Maharashtra and several northern states. Industry experts believe the city’s relatively affordable cost of living compared to Bengaluru, Mumbai and Delhi continues to attract talent, despite the recent increase in housing costs.

For tenants, the search for affordable housing near workplaces is becoming increasingly challenging, making rental affordability one of the key urban issues facing Hyderabad’s rapidly growing IT corridor.
