Telangana Revises Property Registration Values Statewide from June 5, 2026

Hyderabad: The Telangana government has rolled out revised property registration values across the entire state, effective from June 5, 2026. This comprehensive update covers agricultural lands, residential plots, apartments, commercial properties and open lands in urban, semi-urban and rural areas throughout Telangana. The revision represents one of the most extensive updates to market values in recent years and aims to align official valuations with current market realities.

The updated values have been introduced to accurately reflect prevailing market rates, rapid urbanisation, infrastructure expansion and increasing demand for real estate across the state. Officials confirmed that the revised values apply throughout Telangana and are not limited to specific locations. The revision is expected to impact registration charges, stamp duty calculations and overall transaction costs for property buyers and sellers. While examples from Hyderabad, Rangareddy, Medchal-Malkajgiri, Sangareddy, Nalgonda, Karimnagar, Hanumakonda and Khammam have attracted attention due to substantial increases, the revision covers thousands of survey numbers, villages, municipalities and urban local bodies across the state.

Several areas within the Hyderabad Metropolitan Region (HMR) have witnessed significant upward revisions in registration values. Prime real estate destinations such as Kokapet, Hitech City, Raidurg, Kompally, Shamshabad, Kongarakalan, Medchal and Alwal have seen notable increases as authorities move to align official registration values with actual market trends. Locations along Hyderabad’s western and southern growth corridors have experienced some of the sharpest increases due to rising demand driven by IT expansion, infrastructure projects, logistics parks, industrial investments, airport-centric development and upcoming urban growth zones.

Real estate experts attribute the revision to Telangana’s sustained growth in property values over the last several years. Major infrastructure projects including the Outer Ring Road (ORR), Regional Ring Road (RRR), Metro Rail expansion proposals, logistics hubs, industrial corridors and emerging urban centres have contributed to increased land demand across multiple districts. Hyderabad continues to remain one of India’s fastest-growing real estate markets, while district headquarters and municipal towns have also witnessed increasing investment activity in residential and commercial properties.

In addition to agricultural land values, the government has revised registration values for apartments and plots in municipalities and urban local bodies across Telangana. Several locations have recorded increases in apartment registration values, while plot values have been revised upward in fast-growing urban centres and suburban regions. For instance, apartment registration values in Kompally have increased from ₹2,200 per square foot to ₹2,700 per square foot, while Balanagar has seen an increase from ₹2,500 to ₹3,000 per square foot. Officials said the revised values are intended to ensure that registration rates remain closer to prevailing market conditions and reduce the gap between government valuation and actual transaction prices.

The revised registration values are expected to increase the cost of property registrations in many areas, as stamp duty and registration charges are calculated based on government market values. Buyers planning property purchases may therefore face higher registration expenses compared to previous rates. Notable increases in agricultural land values include Kongarakalan, where values have doubled from ₹15 lakh per acre to ₹30 lakh per acre, while prime areas in the same location have increased from ₹30 lakh to ₹60 lakh per acre. In Hitech City, agricultural land values have jumped from ₹11 crore per acre to ₹18 crore per acre, and in Raidurg, values have increased from ₹9 crore to ₹15 crore per acre.

Plot registration values have also witnessed substantial revisions across the state. In Kokapet, plot values have doubled from ₹23,800 per square yard to ₹47,600 per square yard. Alwal has seen an increase from ₹20,300 to ₹30,500 per square yard, while Kompally plot values have risen from ₹11,600 to ₹17,400 per square yard. In district towns, Hanumakonda plot values have increased from ₹5,800 to ₹8,700 per square yard, and Khammam has seen values rise from ₹9,500 to ₹14,250 per square yard.

The revision is expected to improve transparency in property transactions and strengthen government revenue collections from registrations. The new market values came into force on June 5, 2026 and will apply to all property registrations executed on or after that date across Telangana. The government has clarified that the revised values represent selected sample market values released as part of the revised registration schedule, and the complete revision covers properties across numerous villages, municipalities, corporations and urban growth centres throughout the state.
