Warangal, once celebrated for its cultural heritage, is rapidly transforming into a major real estate and economic hub in Telangana. This growth is fueled by large infrastructure projects, industrial investments, and government initiatives to make it the state’s second capital.

A key factor in this change is the revival of Mamnoor Airport, which promises to improve connectivity and stimulate both residential and commercial development. Major projects like the Kakatiya Mega Textile Park, Railway Coach Factory at Kazipet, Outer Ring Road (ORR), and Smart City initiatives are collectively reshaping Warangal’s urban landscape.

Warangal’s real estate market is bustling. Although apartment sales in central areas are slower with slight price adjustments, open plots on the outskirts, especially around the Warangal ORR and new industrial clusters, are attracting investors. The villa market is also expanding, appealing to premium buyers seeking modern housing.

Srinivas Mantha, President of Build Earth Infra, stated, “Despite short-term fluctuations, Warangal’s growth trajectory is strong.” He emphasized that strategic investments near the new airport, ORR, and industrial corridors will see significant appreciation in the future.

Further boosting development, the Centre has approved turning National Highway-563 into a four-lane road between Warangal and Khammam. With rising traffic due to the upcoming airport, this project will reduce congestion and improve connectivity. Other upgrades include expanding NH-163 to six lanes, linking Hyderabad–Warangal–Chhattisgarh, and widening NH-563 towards Karimnagar and Jagtial. These improvements are expected to increase land values and enhance Warangal’s role as a highway hub.

The state government prioritizes Warangal’s growth. At a recent meeting, Chief Minister Revanth Reddy emphasized his vision of developing Warangal as Telangana’s second capital, urging acceleration of key projects like the airport, Mega Textile Park, Bhadrakali Temple beautification, drainage system, and railway upgrades.
