Apple Expands Hyderabad Office Footprint with Additional Lease at WaveRock IT Park

Apple India Private Limited has further strengthened its corporate presence in Hyderabad by leasing an additional 57,000+ sq ft of Grade-A office space at the prestigious WaveRock IT Park in the Financial District. This latest expansion takes Apple’s total footprint in the city’s WaveRock campus to approximately 6.34 lakh sq ft of high-quality office space.

The new lease covers space in Tower 2.1 of the Silk Road-style campus developed by TSI Business Parks (Hyderabad) Pvt. Ltd. Apple signed the agreement for a five-year term, with rent commencing on December 1, 2025. The transaction reflects the company’s long-term commitment to Hyderabad as a key development and innovation hub.

Under the terms of the lease, Apple will pay a monthly rent of around ₹71.6 lakh, with an annual escalation clause built in and dedicated parking allocations included as part of the package. The company has also provided a substantial security deposit as part of the agreement.
