    According to a report by Colliers International Group Inc., Kompally, Medchal, and Shamirpet are highly sought-after real estate destinations. This is due to their strategic location, potential for capital appreciation, and a variety of housing options including premium gated communities.

    Experts have noted that the northwestern part of Hyderabad has become the city’s largest employment hub. As established areas become saturated, there is increased demand for housing in neighboring regions like Kompally, Medchal, and Shamirpet. These areas are popular among homebuyers looking for different types of housing.

    In Kompally and Alwal, standalone flats typically range from Rs 4,500 to Rs 5,000 per sq. ft., while units within gated communities are priced between Rs 5,500 and Rs 6,000 per sq. ft. Plots generally range from Rs 60,000 to Rs 80,000 per sq. yard.

    Moreover, this corridor is becoming known as a luxurious weekend and holiday home destination. It has seen the development of premium wellness resorts, nature retreats, and gated communities with extensive amenities.

    Experts emphasize that the area’s green surroundings, strong infrastructure, and the presence of existing and upcoming commercial hubs make it an attractive opportunity for investors. Additionally, several well-known schools, hospitals, and shopping complexes have been established in the area.
