Hyderabad: Tech Mahindra has signed one of the largest office leasing transactions in Hyderabad this year by leasing approximately 3.97 lakh square feet of office space at Aparna Technopolis, Kondapur, in a deal valued at around ₹410.93 crore over a 10-year period.

The transaction further highlights Hyderabad’s growing appeal among technology companies and multinational corporations seeking large-scale office spaces in India’s rapidly expanding IT hubs.

Major Office Expansion in Hyderabad

According to property registration documents and commercial real estate reports, Tech Mahindra has leased nearly four lakh square feet of Grade-A office space spread across multiple floors of Aparna Technopolis, a premium commercial development located in Kondapur.

The lease agreement was reportedly registered on June 11, 2026, and is expected to commence from September 2026. The agreement is structured as a long-term tenancy running for approximately 10 years.

Reports indicate that the leased area spans the 12th, 13th, 14th and 15th floors across Blocks A and B of the project.

Deal Valued at Over ₹410 Crore

The lease is estimated to generate rental payments worth approximately ₹410.93 crore over its duration. The agreement reportedly begins with a monthly rental of around ₹3.06 crore, with periodic escalation clauses built into the contract.

Industry sources indicate that the rental rate works out to roughly ₹77 per square foot per month, reflecting the strong demand for premium office assets in Hyderabad’s western corridor.

As part of the agreement, Tech Mahindra has also secured hundreds of dedicated parking spaces for employees and visitors.
