Hartford Global Services Pvt Ltd, the India arm of the US-based insurance giant, has leased 1.59 lakh square feet of office space in Hyderabad’s Gachibowli IT corridor. The lease agreement, registered on December 9, 2025, involves a monthly rent of ₹92.28 lakh for a five-year term. The commercial space is located in Kalyani Trident, spanning the 21st and 22nd floors of the building.
According to lease deed documents, the company will pay ₹44.48 lakh per month for 76,701 square feet on the 21st floor and ₹47.79 lakh per month for 82,406 square feet on the 22nd floor. The rent works out to ₹58 per square foot per month. The agreement includes a security deposit of approximately ₹5.53 crore and provides 213 car parking slots, each charged at ₹3,500 per month.
The lease agreement includes a three-year lock-in period and stipulates a 15 percent rent increase every three years. The company paid a stamp duty of ₹14 lakh during registration. The tenant will begin paying rent for the first premise from March 1, 2026, while rent for the second premise will commence from September 1, 2026.
Gachibowli, situated in western Hyderabad, has emerged as one of the city’s leading office and technology hubs. The area attracts significant demand from global capability centres, IT companies, and financial services firms. The micro-market features major business parks, Grade A commercial towers, and strong infrastructure connectivity through the Outer Ring Road, metro expansion, and proximity to the airport.
Vikram Gururaj, Vice President of Commercial Leasing at Kalyani Developers, stated that Hartford has emerged as one of the first anchor clients at Kalyani Trident, marking the developer’s entry into Hyderabad. He noted that the project has witnessed strong interest from global occupiers, with two of the world’s largest Global Capability Centres also taking up space. This early traction validates the project’s strong market acceptance and reinforces Kalyani Developers’ growing presence across India’s key commercial markets.
The Hyderabad office market has witnessed several major leasing transactions recently. Earlier, Facebook India leased nearly 69,702 square feet of office space in Hyderabad’s Hitec City for a five-year term at a monthly rent of almost ₹67 lakh. The company took space in the Skyview 20 building at The Skyview complex, with the lease registered on December 2, 2025.
In December last year, WeWork India leased 1.75 lakh square feet at Skyview 20 on a five-year term with a starting monthly rent of ₹1.72 crore. The company subsequently sub-leased the entire two-floor space to JP Morgan Services India Pvt Ltd for 60 months at a starting monthly rent of ₹4.38 crore. JP Morgan leased 1,501 desks across the fifth and sixth floors, paying a security deposit of ₹25.9 crore.
Additionally, Jones Lang LaSalle Property Consultants India (JLL) leased 1.2 lakh square feet of office space in Prestige Skytech for a monthly rent of ₹64.1 lakh for a five-year term. The global property consultancy leased the 5th and 6th floors of the Sky One building in Prestige Skytech, situated in Poppalguda, Gandipet Mandal, Ranga Reddy District, with a security deposit of ₹3.84 crore.
