Telangana court stops property claims after 12 years, says law has time limit

Hyderabad: The Telangana High Court has decided that if someone does not claim rights to ancestral property for more than 12 years, they cannot raise new reasons to claim it later.

Justice Alishetty Lakshminarayana explained that the time to claim starts when the property rights are initially transferred. Any legal claim must be filed within 12 years from that transfer in a civil court.

The dispute involved about 29 acres of land in Maheshwaram, Ranga Reddy district. Two individuals filed a suit to claim ownership. The civil court supported their claim, but 22nd Century Infra and Projects Limited challenged this in the High Court.

Justice Lakshminarayana noted that land dealings in that area had been occurring since 1967.

He pointed out that the plaintiffs ignored many past transactions, basing their claim only on recent 2020 activities. This approach was not allowed under the Law of Limitation. As a result, the High Court overturned the civil court’s order.
