    High-Value Home Sales Increase in Hyderabad in March 2025

    Hyderabad saw an increase in high-value home sales in March 2025, even though the overall number of residential property registrations went down by 8% compared to the same month last year. According to Knight Frank India, the total value of transactions rose by 14% from the previous month and 5% year-on-year.

    Homes costing more than ₹1 crore became more popular, with a 17% increase in registrations compared to March 2024. These high-end properties made up 19% of all home sales in March 2025, up from 15% the year before.

    On the other hand, homes priced below ₹50 lakh, which made up the largest share of transactions, saw a 14% drop in sales compared to last year. Still, this segment accounted for 55% of total registrations, slightly less than 60% the previous year.

    Larger homes also gained popularity. Properties over 2,000 square feet made up 16% of all registrations in March 2025, compared to 13% the previous year. However, medium-sized homes between 1,000 and 2,000 sq ft remained the most common, making up 68% of all deals.

    In terms of location, Rangareddy district led the way with 47% of the total registrations. It was followed by Medchal-Malkajgiri with 40%, and Hyderabad district with 12%.

    Property prices also went up. The average price of registered homes rose by 9% compared to March 2024. Rangareddy saw the biggest price increase at 14%, followed by Sangareddy at 10%. The average price across all areas stood at ₹4,503 per square foot.

    Most of the expensive home sales happened in Rangareddy. Four out of the top five deals, each worth over ₹5 crore and covering more than 3,000 sq ft, were located in areas like Puppalguda, Kothaguda, and Kokapet. The fifth major deal took place in Shaikpet, Hyderabad.

    Here is a breakdown of property transactions by price range for March 2025:

    – Homes priced below ₹50 lakh: 3,509 units sold (down 14% YoY), totaling ₹2,480 crore in value.
    – Homes priced between ₹50 lakh and ₹1 crore: 1,605 units sold (down 7% YoY), totaling ₹1,134 crore.
    – Homes priced above ₹1 crore: 1,213 units sold (up 17% YoY), totaling ₹857 crore, marking a 33% increase in value.

    Shishir Baijal, Chairman and Managing Director of Knight Frank India, said the move toward high-end housing shows changing buyer preferences and a more mature market. However, he emphasized the importance of keeping housing affordable to support long-term and inclusive growth.
