Hyderabad has seen a surge in high-rise buildings, significantly boosting the Hyderabad Metropolitan Development Authority (HMDA)‘s revenue by more than Rs 1,000 crore in the past year. The HMDA has been granting numerous permissions for skyscrapers, including some with 50 to 70 floors.
In 2025, the HMDA approved 103 high-rise projects, a sharp increase from 64 in 2024. Areas like Tellapur, Gandipet, Narsingi, and Kokapet have transformed from small villages into popular spots for new skyscrapers.
Notable approved projects include a 70-floor skyscraper in Osman Nagar near Tellapur and a 63-floor building in Kokapet, rising over 215 meters. This Kokapet project is expected to be completed by 2029. According to a senior official from the Municipal Administration & Urban Development (MA&UD), these permissions are based on factors like road width, traffic, and infrastructure.
A senior official explained that if a road is over 100 feet wide, permission for a high-rise is likely. This policy allowed for high-rise development in the Abids area.
Developers are drawn to skyscrapers mainly due to the unlimited floor space index (FSI) offered by the government, though this increases pressure on infrastructure, power, and water resources.
The future tallest building in Hyderabad and the southern India region will be at Osman Nagar with 70 floors. This project will cover about seven acres and feature three towers with more than 870 units. Another significant project approved in 2025 is a 63-floor building on 2.17 acres in Kokapet.
Recently, the HMDA has approved several high-rise buildings, including a 59-floor tower at Kokapet reaching 206.75 meters, a 50-floor building at Tellapur at 158.4 meters, a 39-floor building at Kollur at 119.7 meters, another 37-floor building at 134.35 meters in Kollur, and a 35-floor building at Bachupally at 108.06 meters.
