Hyderabad has witnessed a remarkable surge in Global Capability Centres (GCCs), establishing itself as one of India’s premier destinations for multinational companies setting up large-scale back-end, technology, and innovation hubs.
The city has experienced robust growth in office leasing activity, primarily fueled by the expansion of GCCs across multiple sectors including IT, BFSI, engineering, and advanced technology.
More than 1,800 GCCs are currently operational in Hyderabad, collectively employing over 19 lakh professionals. By 2030, projections indicate the number of GCCs will increase to approximately 2,200, with employment expected to cross 28 lakh jobs.
The city currently boasts over 2,200 acres of developed office space, positioning it as one of the largest commercial office markets in the country. This extensive infrastructure has made Hyderabad a preferred choice for companies relocating or expanding their GCC operations from other Indian and global locations.
Several factors have contributed to Hyderabad’s emergence as a GCC powerhouse. The availability of large Grade-A office spaces provides companies with modern facilities to accommodate their growing workforce. The city’s strong talent pool in technology and engineering ensures a steady supply of skilled professionals.
Competitive operational costs compared to other metropolitan cities offer significant advantages to companies looking to optimize their expenses. Additionally, robust infrastructure and business-friendly policies have created an enabling environment for corporate growth.
Between 2020 and 2024, Hyderabad’s office market recorded impressive momentum. The city added a total of 262 million square feet of office space during this period. GCC-related office absorption accounted for 112 million square feet, representing 43% share of total office leasing.
The growth is being driven by GCCs across diverse sectors including Information Technology, Engineering & R&D, BFSI (Banking, Financial Services & Insurance), Pharma and Life Sciences, and Electronics and Semiconductor design.
Areas such as HITEC City, Financial District, Nanakramguda, Gachibowli, and Kokapet have emerged as key GCC clusters in western Hyderabad. These locations attract large multinational tenants due to superior connectivity and modern infrastructure facilities.
Several global firms are expanding their existing centres while new companies continue to enter the Hyderabad market, indicating sustained corporate interest in the city.
Looking ahead to 2030, Hyderabad is expected to add several new large-format office campuses and attract next-generation GCCs focused on emerging technologies such as AI, data science, electric vehicles, and semiconductors.
The Telangana government is actively promoting Hyderabad as a global GCC destination through focused initiatives on skill development, ease of doing business, infrastructure expansion, and policy support for global firms.
This coordinated approach has accelerated Hyderabad’s transformation into a global office and innovation hub, with officials believing the city will remain one of the top two GCC destinations in India outside Bengaluru.
