Hyderabad Sees Big Drop in Luxury Home Sales in Early 2025
In the first quarter of 2025, Hyderabad experienced a major drop in luxury housing sales. According to a new report from CBRE South Asia Pvt. Ltd., the city’s share in high-end home sales fell sharply from 45% in early 2024 to just 5% in the same period this year.
This is a big contrast compared to other major cities in India. Delhi-NCR led luxury home sales, making up 49% of the market by selling around 950 homes priced at ₹4 crore and above. Mumbai came next with 23% of sales. Bengaluru saw the biggest growth among southern cities, increasing its sales from 20 units in Q1 2024 to around 190 units in Q1 2025, capturing a 10% share.
Here’s how luxury unit sales (₹4 crore+) were divided among cities:
– Delhi-NCR: ~49% (approx. 950 units)
– Mumbai: ~23%
– Bengaluru: ~10%
– Hyderabad: ~5%
– Kolkata: ~5%
– Chennai: ~5%
– Pune: ~3%
Across India’s top seven cities, around 1,930 luxury homes were sold in Q1 2025. This is a 28% increase compared to 1,510 units sold during the same time last year.
Overall, the housing market remained balanced, with 65,300 new homes launched and 65,800 homes sold. Mumbai led sales with 18,600 units, followed by Pune with 12,500 and Delhi-NCR with 10,000. Bengaluru also performed well, selling 9,300 homes.
Among all types of homes, the high-end category (priced between ₹1.5 crore and ₹2.5 crore) was the most popular, making up 27% of total sales. The mid-range homes (₹75 lakh–₹1.5 crore) followed closely with a 25% share.
Mumbai also topped new housing launches with 15,600 units. Pune added 15,000 new homes, and Bengaluru introduced 11,400 units. Around 60% of new homes launched were in the high-end and mid-range segments, showing strong demand for better living spaces.
CBRE expects the housing market to stay strong through 2025. This is supported by growing interest in owning homes, better infrastructure, and easier access to loans. A recent interest rate cut by the Reserve Bank of India is also likely to help buyers by making homes more affordable.
Additionally, because monthly loan payments are becoming more similar to rent prices, more people may choose to buy homes instead of renting. New home launches are also expected to remain high, thanks to land acquired during 2023 and 2024.
