The Telangana government has announced a comprehensive revision of land values across the state, affecting agricultural and non-agricultural properties. The Stamps and Registration Department is preparing to implement the new rates from May 28, marking a significant change in property valuations. The revision will be carried out in three categories based on location and land type, with values expected to increase by up to 50 percent in certain areas.
Agricultural land values are set to see a substantial increase, with the government value per acre rising from Rs. 1.75 lakh to Rs. 2.75 lakh. The revision will vary based on proximity to key infrastructure such as national highways, major roads, mandal centers, and urban areas. The department has identified a significant gap between current government values and actual market prices, particularly in areas within the Outer Ring Road (ORR), prompting the need for this comprehensive update.
For properties located within the ORR limits, the minimum land value has been set at Rs. 15 lakhs. The government has taken into account the substantial difference between official valuations and open market transactions in these prime locations. The Stamps and Registration Department conducted extensive surveys and market analysis before arriving at the revised figures to ensure they reflect current real estate conditions.
Commissioner Rajiv Gandhi Hanumanthu of the Stamps and Registration Department has been coordinating with district administrations to finalize the implementation details. On Monday, Revenue Minister Pongu Leti Srinivasa Reddy held detailed discussions with department officials regarding the rollout. The minister reportedly emphasized the importance of implementing the revision in a manner that does not place excessive financial burden on citizens all at once.
In commercial and residential apartment sectors, the government value for flats is expected to be set at approximately Rs. 6,000 per square foot. This decision considers the current open market rates, which range between Rs. 8,000 to Rs. 12,000 per square foot in most areas around Hyderabad. The department aims to maintain uniformity in commercial area valuations across the state while accounting for variations in different localities and road connectivity.
The revised values will apply to cultivable land, non-cultivable land, and immovable properties throughout Telangana. Properties located along 100-feet roads and major connecting roads will see value increases that correspond to prevailing market rates in those specific areas. The department is expected to announce the final decision within the next day or two, with implementation scheduled to begin from the end of this month.
