    Karimnagar:

    Mayor Y Sunil Rao has asked Chief Minister Anumula Revanth Reddy to make some changes to the TSbPASS Act. He wants the rule about the cutoff date for registered documents to be relaxed or exempted. This is for granting building permissions within the Karimnagar Municipal Corporation limits, which now includes eight newly merged Grama Panchayats.

    In his letter to the Chief Minister, the Mayor mentioned that the Commissioner & Director of Municipal Administration has already merged eight Gram Panchayats into the corporation. These are Theegalagutta Pally, Seetharampur, Padmanagar, Algunoor, Arepally, Rekurthy, Vallam Pahad, and Sadasivapally.

    According to the TSbPASS Act, building permissions can only be obtained if the residential plots were registered on or before August 26, 2020. Before these Grama Panchayats were merged, they only had agricultural lands. Permissions were granted by the Grama Panchayats based on Patta, and some buildings were constructed without proper authorization.

    Since there were no registered plots or land transactions before the merger, residents are now facing difficulties in getting building permissions. This has led many people to construct buildings illegally. Additionally, people are unable to buy or sell their agricultural lands as residential plots for personal needs, such as children’s education or marriage.

    Mayor Sunil Rao also pointed out that because the plots were not registered before the cutoff date, there are no buying or selling activities. This has led to increased density in the town, which is already the most densely populated city in Telangana State, with 11,114 persons per square kilometer.

    He believes that relaxing or exempting the cutoff date rule would help residents get building permissions legally. This would discourage unauthorized constructions and promote balanced development across all areas of the Municipal Corporation.
