The Telangana government has shifted its focus to the rapidly growing Tellapur–Osman Nagar belt, lining up high-value land parcels for auction with an ambitious revenue target of around ₹3,000 crore to ₹3,500 crore.
After achieving record-breaking revenues from land sales in prime western corridors such as Raidurg, Kokapet, Gopanpally, Gachibowli, and Budwel, the state is now eyeing the next growth hotspot on Hyderabad’s outskirts.
48 Acres of Prime Government Land Up for Auction
Officials have identified approximately 48 acres of government land in Osman Nagar, strategically located close to the Financial District and the Outer Ring Road (ORR). The land parcels will be auctioned in phases on March 10, 13, and 16.
The upset price has been fixed at ₹39 crore per acre, reflecting the strong appreciation in land values across the western corridor. Authorities expect the auctions to generate significant revenue to mobilise funds for welfare schemes and other public expenditure commitments.
Sources indicate that the state aims to raise between ₹4,000 crore and ₹5,000 crore through land monetisation initiatives over the coming months.
Seven Large Parcels, Mixed-Use Development
The land on offer comprises seven major plots, each ranging between 4 to 10 acres. These parcels fall under a mixed-use zoning category, allowing for commercial, residential, retail, healthcare, and entertainment development.
The proximity of the land is being projected as a major advantage:
- Around 2 minutes from ORR
- Approximately 15 minutes from Financial District
- Nearly 30 minutes from HITEC City
Real estate observers say the connectivity factor is likely to attract major developers.
Growing Developer Interest in Osman Nagar–Tellapur Belt
The Osman Nagar–Tellapur region has already seen strong developer activity, with prominent builders launching residential projects in recent years. Industry insiders note that the region is gradually emerging as the next premium residential and commercial hub after Kokapet and Neopolis.
Land prices in the area are currently estimated in the range of ₹40 crore to ₹50 crore per acre, signalling robust investor confidence.
Officials point out that this marks the first time government land in Osman Nagar is being put under the hammer, adding further interest to the upcoming auctions.
Western Corridor Continues to Lead Hyderabad’s Growth Story
Telangana’s aggressive land monetisation strategy has previously delivered record deals, including high-value sales in Raidurg and Kokapet that set new benchmarks in per-acre pricing.
With infrastructure expansion, IT growth, and proximity to employment hubs, the western growth corridor of Hyderabad continues to dominate investor attention.
The upcoming auctions in Osman Nagar are expected to further strengthen the region’s position as one of Hyderabad’s most sought-after real estate destinations.
