Viceroy Hotels to Acquire Marriott Executive Apartments in Hyderabad for ₹206 Crore

Viceroy Hotels Limited is set to acquire SLN Terminus Hotels & Resorts Pvt. Ltd., which owns and operates Marriott Executive Apartments in Hyderabad, for a total consideration of ₹206 crore.

The acquisition was approved by Viceroy Hotels’ shareholders on December 27, 2025, at an extraordinary general meeting. The deal marks a significant expansion move for the hospitality company in the city’s premium hotel segment.

The property is located at SLN Terminus, Gachibowli, a strategic business and IT corridor in Hyderabad. The facility comprises 75 executive rooms spread across approximately 1.65 lakh square feet of built-up area, with parking facilities and an undivided land share of over 2,442 square yards.

Financially, the entity reported a turnover of ₹43.45 crore, profit after tax of ₹5.98 crore, and a net worth of ₹8.64 crore in FY 2024-25.

The ₹206 crore consideration is structured across multiple components. Approximately ₹105.66 crore is allocated for land acquisition, ₹40.67 crore for settlement of inter-corporate loans, and ₹59.67 crore for purchase of equity shares.

Upon completion of due diligence and regulatory approvals, SLN Terminus Hotels & Resorts is expected to become a wholly owned subsidiary of Viceroy Hotels Limited.

Viceroy Hotels currently operates around 470 keys and has ambitious plans to expand its portfolio to 1,000 keys by 2030. This acquisition, along with a planned greenfield project in Hyderabad adding around 200 keys, forms part of that expansion strategy.

The greenfield project is intended to reinforce the company’s presence in both business and leisure segments in the city.

The acquisition comes amid a broader recovery in the Indian hospitality sector, which saw 7-9% revenue growth in 2024-25 and improved occupancies in premium hotels.

India’s hospitality and tourism market is projected to reach nearly $60 billion by 2028, with domestic travel expected to double by 2030 at around a 13% CAGR.
